RICS Building Survey
Mortgage valuations undertaken by lenders are undertaken to determine the property value and confirm if the property is a suitable security for the lender and meets their lending criteria. It is not undertaken on behalf of you the purchaser and does not go into great detail.
At North and Hawkins Building Consultancy we carry out RICS Building Surveys for purchasers on properties that are;
Larger or substantial
Grade I, II or II* Listed
Unusual or non-traditional
Heavily modified or extended
Converted barn or agricultural buildings
The report includes in depth comment on the condition of the building fabric, maintenance and repair which is not included in the RICS Homebuyer Report.
There is a Legal section in the report which asks your legal advisor to check possible issues such as rights of way, shared or unmade roads and if Planning Permission and Building Regulation Approval has been obtained for extensions or alterations.
The RICS Building Survey does not include a valuation or current reinstatement cost for insurance purposes but this can be included at an additional cost.
