What is it all about?
We regularly complete acquisition surveys, also sometimes referred to as building surveys or technical due diligence surveys for clients who are considering purchasing either the freehold or leasehold interest in a commercial property. We have recently completed building surveys for retail, office and warehouse properties including listed buildings.
Why might you need us?
Investing in a property either on a freehold or leasehold basis is likely to be a major financial decision. Making that decision based on all the facts will reduce the risk of discovering previously unknown defects once it is too late.
An acquisition survey will include a detailed description of the structure and fabric of the building and analysis of evident or potential problems including possible solutions and budget costs. The survey will be tailored to your particular aspirations for the building and can include consideration of future alteration or refurbishment schemes.
The survey may reveal significant defects, and once known about a fully informed decision can be made as to whether to withdraw or negotiate a reduced price / rent based on the information.
