RICS Homebuyer Report

Mortgage valuations undertaken by lenders are undertaken to determine the property value and confirm if the property is a suitable security for the lender and meets their lending criteria. It is not undertaken on behalf of you the purchaser and does not go into great detail.

At North and Hawkins Building Consultancy we carry out RICS Homebuyer Reports for purchasers on conventional properties in reasonable condition.

​

The report will determine if there are any structural problems, such as subsidence and test for damp, as well as other issues inside and outside that may require further investigation.

​​

There is also a Legal section in the report which asks your legal advisor to check possible issues such as rights of way, shared or unmade roads and if Planning Permission and Building Regulation Approval has been obtained for extensions or alterations.

​

The RICS Homebuyer Report includes a property valuation and, so you might be able to revise your offer if the survey reveals a lower price than the mortgage lender’s valuation.

​

The format of the report is relatively concise with some advisory comments and uses a traffic light system to easily identify condition of the various elements.
